Community Upgrades - 2 Year Review

To think we’ve been in the midst of a pandemic for nearly two years is pretty wild! Like every other company in the U.S., ours was (and still is) met with challenges and struggles. The constant shifting of policy and services offered, the supply chain disruptions, the on-the-fly changes, and the stress on all staff was ever-present. Despite it all, we were fortunate that every single employee continued working without forced layoffs. This allowed us to complete our budgeted upgrades and maintenance projects as well as improve the application experience and hold resident activities. We’re excited to continue our capital improvement projects to the property in 2022 and beyond. Until then, here’s a look at some notable improvements on the property and internal processes in the last 2 years:

Staffing & Internal Processes

  • Created in house cleaning department for turns and common areas.

  • Expanded Self Help Hours to include Saturday.

  • Began warehouse inventory system to anticipate seasonal shifts in parts usage and utilize control mechanisms to improve efficiency.

Common Areas and Amenities

  • Resurfaced Sandy Basin Pool and repaired cracks, installed new pool heater.

  • Replaced worn courtyard furniture at Sandy Basin Community Center.

  • Repaved walking path on Outer Loop from Barstow Road to Goldstone.

  • Installed village signs, office directional signs, and refaced existing signs.

  • Replaced worn street name signs and missing/damaged street signs.

  • Repaired brick courtyard at Crackerjack Flats Neighborhood Center.

  • Installed new desert scaping in Bitter Springs, including new irrigation and trees.

  • Replaced projectors in Sandy Basin Community Center.

  • New rubber or rubber repairs at 5 playgrounds in Crackerjack Flats and Sandy Basin.

  • Removed old and damaged playgrounds.

  • Broke ground on new mega playground in Mojave Village.

Home Exteriors

  • Completed 5-year project to replace HVAC units on all homes.

  • Repaved roads and repaired cracks in Calico Estates and Sleepy Hollow.

  • Exterior renovations in Calico Estates and Desert Winds: fences, LED lighting, paint, high visibility address plates, and automatic garage door openers.

  • Installed new SOD in 21 backyards.

  • Replaced damages/missing roof fascia on outer loop homes.

 

Exterior Home Renovations

Village by village, we’re giving our legacy homes some much needed exterior TLC. Next up for 2022 is Dove Gulch and Sage Brush.

 

Home Interiors

  • Installed 142 stainless steel kitchen upgrades in Crackerjack Flats.

  • Nickel hardware upgrades in 102 homes.

  • 103 kitchen remodels in Bitter Springs.

  • Established yearly HVAC-specific preventative maintenance program.

  • Continued normal interior home maintenance during, and in between, tenants: AIM Initiative

  • Installed new cordless blinds in all homes.

  • Began installing new 2nd story window locks in all homes.

 

Kitchen Remodels

Stone countertops, nickel hardware, and cabinets are an ongoing upgrade project for our legacy homes built by the Army before 1995.

 

Activities and Events

  • Expanded number of fitness classes.

  • Began toddler enrichment classes, infant massage.

  • Held Self Care, Nutrition, and Creative class series for adults.

  • Continued annual decorating contests, online contests, and biannual home based business markets.

  • Held Drive-in comedy shows and outdoor concerts.

  • Hosted pickup only crafts and take home activities and giveaways.

  • Established 1st Annual Food Truck Festival with The Exchange, purchased each resident a meal.

  • Held additional in-person outdoor events like Chalk Art Contest, Post-wide Yard Sale, Pumpkin Patch, Fall Family Photos, and Camp Crackerjack.

  • Co Sponsored events with USO, ACS, and MWR.

Marketing

  • Created slideshows for each popular floorplan type for incoming residents.

  • Mapped all homes in each village to replace incorrect GPS issues on some 3rd party apps.

  • Added Resident Resources page to website.

  • Supplied monthly newsletter for reminders, upcoming projects, activities, and etc.

  • Participated in ACS Mayor’s Program to address village specific issues, share important updates.

  • Restarted move-in gifts for new residents and created onboarding email series to outline important information.
